Properties in Bulgaria - Buyers guide
 
The buying process in Bulgaria is fairly straight forward. The investor chooses their properties / property from our website. Then a purchase agreement is emailed to the client. The purchase agreement is a form that asks for your personal information that is to be included in your contract. After filling in the form you send it back to us together with your reservation fee (each development states the fee required). At this stage should you wish to raise finance for your property this can be arranged by us or by you.We then process the details and send this information to the developer. It is advisable at this stage to appoint a solicitor (we can help with this). The preliminary contract usually arrives by email or post within 7 days of your reservation being made. You will then forward the contract to your solicitor and raise any questions regarding this with them. You will then be requested to make your first payment to the developer (typically 28 days after reservation). Within the contract payment dates and amounts will be laid out. All other information regarding your chosen property will be in the contract.

To make a payment overseas it is recommended that you use a foreign exchange partner they offer a much better exchange rate than the high street banks and will also transfer the funds to the developer on the correct day. Once funds have been cleared a receipt will be sent confirming this. Around 3-6 months prior to completion it is a good time to think about all the finishing touches like Cable Tv and Furniture. After this stage there is very little that needs to be done apart from sitting back and watching you property progress.

You will know from your contract when your next payment(s) are due. After making all necessary payments to the developer you will have to go to Bulgaria to sign your notary deed, however should you request your solicitor to do this he or she will have been given the power of attorney by you ( you would have given permission for them to do this on your behalf) . At this time you will have to pay municipality tax (2% in Bulgaria).
 
We suggest that clients allow appx. 3% - 4% of the total purchase price for fees (including a solicitor and Municipality tax). Solicitor fees are usually paid at the point you ask them to act on your behalf and most of the other fees are paid toward the end of completion. This is consistent with off plan properties in Bulgaria, however if you are investing in a house with land, or a plot it is a slightly different process that involves setting up a Bulgarian company.
